The classic delivery method of design, bid, and build. General contracting provides construction services for a fixed price based upon a set of contract documents – plans and specifications. We estimate the project and take competitive bids on all scopes of work from subcontractors and material suppliers. Subcontractors and suppliers are selected based upon price and ability to perform. We receive the lowest possible pricing from subs and suppliers based upon our relationships with them and our reputation for integrity and quality. Thus, our clients benefit directly. We also maintain a core group of skilled carpenters and laborers that enable us to self perform some work more efficiently. BurWil has a proven track record of success in delivering high quality projects at competitive prices using this delivery method.
Design build is an efficient, streamlined delivery method in which we oversee the entire project to include design, budgeting, estimating, and construction. BurWil has licensed architects on staff, and we also sometimes partner with outside architectural firms for design build projects. One of the main advantages of design build is the single point of coordination between design and construction. We work with clients to provide conceptual and schematic plans that are then refined through a formal design process that involves budgeting, evaluation of construction systems, scheduling, and quality control. The project budget is evaluated at various points during the design process to ensure that the final project is delivered on time and under budget. Once the construction documents are complete, the project is bid to subs and suppliers for competitive pricing, and the project transitions into the construction phase. Construction management is a delivery method in which we work with an owner and designers from the initial design stages through construction. Most construction management is performed “at risk” – a final guaranteed maximum price is established once the construction documents are complete and the project has been competitively bid to sub contractors and suppliers. Much like a design build project, the advantage of this process is that we are involved throughout the design process to provide budgeting, evaluation of construction systems, value engineering if necessary, scheduling, and quality control. We also work with subs and suppliers during the bidding process to ensure that the owner receives the best pricing at the highest quality. BurWil has built numerous large, public projects using the construction management at risk process.
